    Treasure Valley Foreclosures Jump 22.6 in One Month!

    Ada County up 34% From September
    !


    Default filings in the Treasure Valley set two all time records in October 2008 with foreclosures being started against 575 homes.  This is a one month increase of 22.6% compared to the 460 filings in September 2008.  This is the highest month over month increase ever recorded in the Treasure Valley.  Additionally, the 575 new filings eclipse the old one month record of 483 new filings set only 2 months ago in August, 2008.

    This year through October 2008, there have been 4.237 foreclosures started in Ada and Canyon County.  This is a 132% increase over the 1,827 starts in the same period in 2007.

    Idaho Data Providers President, Charlie Nate, Stated in response to these record numbers "I predicted last month that we would reach a record 500 new filings in October, but i didn't expect  that new foreclosures would almost reach 600.  Hopefully, this number is an anomaly and not representative of the rate of new filings we will be seeing in the near future."

    With regard to how this many new foreclosures would affect the local market Nate further stated "I don't think the local real estate market can absorb over 500 new foreclosure properties hitting the market every month when total current pending sales are less than 500.  This will cause a significant spike in the inventory and this is the last thing the locall  market needs when it has been trying to shed excess inventory for the past two years.  However, we should experience  a seasonal slow down in November and December to about 400 new filings each month which will give the local market a chance to breath."

    Ada & Canyon County Notice of Default Statistics

    Ada County
    Ada County had 351 Notices of Default filed in October.  This is up and astounding 34% from September when 262 Notices were filed and up 111% from October 2007 when 166 defaults were filed.

    Canyon County
    Canyon County had 224 Notices of Default filed in October, this is up 8% from September when 207 Notices were filed and is up 87% from October 2007 when only 120 defaults were filed.
